Render systems and which suits your wall

The choice of system matters more than the colour, and it depends heavily on what your wall is built from.

Sand and cement is the traditional system, usually painted after curing. It is cost effective and repairable, and it remains a sound choice on solid masonry in good condition. It is relatively rigid, so it can crack with movement, and it needs a breathable masonry paint rather than an impermeable one.

Silicone render is applied over a basecoat and mesh, and it is the common modern specification. It is flexible, highly water repellent while still allowing vapour out, and self cleaning to a useful degree. It comes coloured through, so there is no painting cycle.

Through colour polymer and acrylic renders sit between the two on cost and share the no repainting benefit.

Lime render is the correct answer on older solid wall property built to breathe, and on many listed and conservation buildings. Putting cement render on a soft stone or lime built wall is one of the more damaging things you can do to it, because it traps moisture that the wall was designed to release.

In parts of Bristol with older or protected building stock, the system is not purely a preference. Conservation area status or listed building consent can determine what is permitted, and that gets checked before anything is specified.

Preparation, breathability and repainting cycles

Most render failures trace back to preparation rather than the material. A render is only as good as what it is applied to.

Preparation on a typical job covers:

  • Removing loose, hollow or blown render back to a sound edge, checking by tapping rather than by eye
  • Identifying and fixing the water source first, whether that is a leaking gutter, a failed sill or a bridged damp proof course
  • Checking the render will finish at least 150mm above ground level, so it does not bridge the damp proof course and draw ground water into the wall
  • Beading at corners, stop ends and around openings
  • Mesh reinforcement in the basecoat where movement or mixed substrates are a factor
  • Masking and protecting windows, doors and ground

On exterior painting, the same logic applies. A breathable masonry paint lets the wall release moisture. A cheap impermeable coating seals it in, and the usual result is blistering within a few years plus a damp problem inside. Expect roughly ten to fifteen years from a good masonry paint system on sound render, and considerably less if the surface was not prepared properly. Silicone and through colour renders avoid the cycle entirely, which is a large part of their appeal.

How long does rendering a house take?

A typical semi detached property is usually one to two weeks including preparation, scaffolding and curing time between coats. Weather is a real constraint: render should not be applied in frost, in driving rain or in strong direct heat, so a realistic programme allows for it.

Can you render over existing render?

Sometimes, where the existing coat is sound, well bonded and compatible. It gets tested by tapping across the elevation rather than assumed. Where large areas sound hollow, overlaying just adds weight to a failing coat and it comes off sooner rather than later.

What time of year is best for rendering?

Spring through early autumn is the reliable window. Work can happen outside it, but frost is the limiting factor, and rendering in cold conditions risks the finish. If timing matters to you, say so early and the programme can be planned around it.

Will rendering fix damp in my wall?

Only if damp is being caused by driving rain penetrating porous masonry, in which case it can help a great deal. If the cause is rising damp, a plumbing leak or a bridged damp proof course, rendering over it hides the symptom and can trap moisture. The cause gets identified first, which is why the survey matters.

Do I need permission to render my house?

Often not, but it depends. Listed buildings and many conservation areas require consent, and some properties carry planning conditions on external finishes. In and around Bristol this is worth confirming before work is scheduled, and it will be raised at survey where it is likely to apply.
