Mechanically fixed ridge and hip systems for Thornbury properties
The ridge is the line along the top of your roof, and on most older properties the ridge tiles are bedded on sand and cement mortar. Mortar is not a permanent fixing. It shrinks, cracks and lets go, usually after fifteen to thirty years of frost and heat.
A dry ridge system replaces that mortar with mechanical fixings. Each ridge tile is screwed to a batten through a sealing unit, so the tile is held by a fixing rather than by adhesion. Thornbury pairs a historic centre of older stone and rendered property with substantial postwar expansion. That split means concrete interlocking tile and natural slate both turn up regularly.
Why mortar ridges fail, and what changes
Mortar bedding fails in a predictable way. Water gets into hairline cracks, freezes and expands, and the crack widens. Thermal movement works the tile against the bed. Eventually the bond breaks and the tile is sitting on the roof rather than fixed to it.
The consequences are worth taking seriously. A loose ridge tile at roof height is a genuine safety risk, particularly on a property fronting a pavement or parking area. Beyond that, open joints let water into the roof space directly at the highest point.
A dry ridge system changes the failure mode:
- Ridge tiles are mechanically fixed, so they do not rely on a mortar bond that degrades
- A ventilated ridge roll lets the roof space breathe at the apex, which helps control condensation
- The system flexes with thermal movement instead of cracking
- Repointing is no longer part of your maintenance cycle
- Most manufacturers offer long guarantees on the components, commonly ten years or more

BS 5534 and what a conversion involves
Since the 2014 revision of BS 5534, the British Standard for slating and tiling, mortar alone is no longer accepted as the sole fixing for ridge and hip tiles on new and re roofed work. Ridges must be mechanically fixed. This is why dry ridge is now standard practice rather than an upgrade.
It is worth being precise about what that does and does not mean. The standard applies to new work and re roofing. It does not compel you to convert a sound existing mortar ridge that is not causing problems. But once that ridge needs attention, mechanical fixing is the route that meets current standards, and repointing is a short term fix at best.
A conversion on a typical house runs like this:
- Existing ridge tiles are lifted and the old mortar bed cleaned off
- Sound tiles are set aside for reuse where they are in good condition, which keeps the appearance consistent and the cost down
- A ridge batten is fixed along the apex to the correct height
- Ventilated ridge roll is laid and dressed down over the top courses each side
- Ridge tiles are screwed down through unions, with the correct fixings for the tile type
- Hips are treated the same way, with a hip iron at the foot
Ridge tiles that are cracked or spalled cannot be reused safely, and replacements on older or unusual profiles are not always an exact match. Where that applies it gets raised at survey rather than discovered halfway through.
Why choose TB Rooflines for dry ridge roofing in Thornbury?
A ridge conversion is a job where the detail decides how long it lasts. What TB Rooflines does on Thornbury properties:
- Fixed to current BS 5534 practice, mechanically rather than bedded in mortar alone
- Existing ridge tiles cleaned and reused where sound, which keeps the roof looking right
- Ventilated ridge roll fitted, so the conversion helps the loft rather than just the ridge
- Correct fixings for the tile type, not a one size fits all kit
- One point of contact from quote to completion, with no subcontracted middlemen
- Site cleared at the end of each working day, not just at the end of the job
Where a short run of sound mortar would genuinely do, you will hear that too, along with a straight view on how long it is likely to last.
