Damp Proofing

Diagnosis and treatment of rising, penetrating and condensation damp in Pill

Damp is a symptom, not a diagnosis. The single most important part of any damp job is working out which of three quite different problems you actually have, because the treatments have almost nothing in common.

Treating the wrong one is expensive and does not work. TB Rooflines starts with identifying the cause. Pill sits on the Avon estuary, so salt laden air and exposure are part of the picture here. Older terraces near the quay and postwar housing up the hill weather at noticeably different rates.

Rising, penetrating and condensation, told apart

Rising damp comes up from the ground through masonry by capillary action. It is genuinely the least common of the three, despite being the most talked about. The signature is a tide mark on ground floor walls, typically stopping around a metre up, often with salt deposits at the high point. It happens where there is no damp proof course, where one has failed, or more often where something is bridging it, such as a raised path, a flower bed against the wall or render carried down too low.

Penetrating damp comes horizontally through the wall from outside. It shows as a localised patch rather than a tide line, and it is usually worse after rain. The cause is almost always a defect: a blocked or leaking gutter, cracked render, a failed window sill, defective pointing, or a roof problem above.

Condensation is moisture generated inside the building landing on cold surfaces. It is by far the most common damp complaint. The signature is black spot mould, typically in corners, behind furniture on external walls, around window reveals and in bathrooms and bedrooms. It is worst in winter.

A meter reading alone does not settle which one you have. Pattern, location, seasonality and what is happening outside the wall all matter, which is why a proper survey looks at the outside of the building as carefully as the inside.

Survey, treatment and reinstatement

What the work involves depends entirely on the diagnosis.

For penetrating damp, the fix is the defect. Clear the gutter, repair the render, replace the sill, repoint the wall, sort the roof. The wall then needs time to dry, and there is no shortcut on that: masonry typically dries at roughly a month per 25mm of thickness once the source is stopped.

For condensation, the answer is ventilation, heating and insulation rather than chemicals. Extract at source in kitchens and bathrooms, background ventilation, and dealing with cold bridges. Injecting a chemical damp proof course into a condensation problem achieves nothing at all, and it is worth being blunt about that.

For genuine rising damp, treatment is normally a chemical damp proof course injected into the mortar bed, followed by removing contaminated plaster and replastering to a specification that handles residual salts.

  • Full survey inside and out, including the ground level and drainage around the wall
  • Written report setting out the diagnosis and the reasoning, not just a price
  • Repair of the causing defect where the damp is penetrating
  • Chemical damp proof course injection where rising damp is confirmed
  • Removal of salt contaminated plaster and replastering to specification
  • Ventilation improvements where condensation is a factor

On costs, be wary of a free survey from a firm that only sells one treatment. The Property Care Association is the recognised trade body in this field, and an independent damp survey from a qualified surveyor is worth considering on a significant or contested job.

Why choose TB Rooflines for damp proofing in Pill?

The most valuable part of a damp job is an accurate diagnosis, and that is worth more than any product. How TB Rooflines approaches damp in Pill:

  • Diagnosis before treatment, distinguishing rising, penetrating and condensation
  • The outside of the building surveyed as carefully as the inside
  • A written report giving the reasoning, not only a price
  • No chemical damp proof course sold for a condensation problem
  • Realistic drying times explained rather than glossed over
  • One point of contact from quote to completion, with no subcontracted middlemen

On a significant or contested job, an independent survey from someone not selling the treatment is worth considering, and saying so is part of giving you a straight answer.

FAQ

Damp Proofing in Pill: common questions

How long does the wall take to dry out after treatment?

Longer than most people expect. Once the source is stopped, masonry dries at roughly a month per 25mm of thickness, so a nine inch solid wall can take the better part of a year to fully dry. Replastering is timed around that, and anyone promising an immediate finish on a wet wall is storing up a problem.

Do I have to move out while the work is done?

Almost never. Injection and replastering are disruptive room by room rather than to the whole house. Furniture needs moving away from the walls being treated and there is dust from removing plaster, which gets managed with sheeting and clean up at the end of each day.

My surveyor says rising damp, a builder says condensation. Who is right?

This disagreement is common and worth resolving before spending money. The two present quite differently: rising damp shows a tide mark from the floor up, condensation shows black mould in corners and cold spots. If it is unclear, an independent damp survey from someone not selling the treatment is a sound investment.

Is a guarantee on damp proofing worth anything?

It depends what it covers and who stands behind it. A guarantee on injected damp proof course work is normal. Read whether it is insurance backed, because a company guarantee is only as good as the company. Ask what would void it, and get it in writing rather than verbally.

Can you treat damp in winter?

Yes, and winter is often when the problem is most visible, which helps diagnosis. External repairs may need to wait for suitable weather, but survey and internal work can go ahead.
